Converting the space above your garage can increase the value of your property by up to 20%. In terms of ‘adding value’ it is often one of the most cost effective solutions, as a lot of the structural work is already there and you usually don’t need to dig any new foundations. The mark of a property is often judged in bedrooms and increasing the count from three to four can often provide surprising jumps in value, particularly if it involves adding another en suite bathroom at the same time.

There is always the option to extend into the garage as opposed to above, but it is surprising how many people value a garage, after all, where would you store your freezer and bikes? Having a garage and an extra bedroom can often provide more value than simply extending into the garage.

Double, single and detached garages

Houses with attached double garages are usually the best candidates, extending above a double garage should provide enough space for a large bedroom including an en suite bathroom. But what if you have a single garage or the garage is detached?

There isn’t usually a huge cost difference between a single and a double garage extension. A double will usually only add around 30 per cent to what you’ll pay, so it is often more cost effective, but singles are still worthwhile, providing a small child’s or guest bedroom, possibly including an en suite bathroom.

An uncomplicated project should cost around £10,000 – £15,000 but there are a few points to consider. Although the garage foundations may be adequate the garage walls may not be, single skin walls will most likely need to be upgraded to match the rest of the property and a separate staircase may be necessary. The extension could also block or shade existing windows.

In this respect detached garages can often be less complicated as they usually don’t affect the rest of the property, but potential buyers may be less interested in a bedroom located in a separate building. Rooms above detached garages often provide ideal guest rooms, home offices or rooms for noisy teenagers.

It is worth seeking advice before commencing with any work, speaking to local estate agents can often give you an idea of potential sale value benefits and local builders should be able to give you a reasonable idea of costs over the phone.

Of course, all homes with attached garages will benefit from a good insulated garage door, but we would always recommend an insulated garage door for any garage property with a room above as they will provide significantly higher levels of thermal protection during the colder months.
